You are a first time homebuyer…you are now a “property virgin” and a new exciting sometimes daunting world is about to open.

As a “property virgin” you need to attach yourself to a reputable and credible real estate agent. You never want to buy a home directly from a homewoner this first time around. There is simply too much to learn, too many properties in this marketplace that could seriously cost you more money than you expect and you need to understand the opportunities at hand if you have the informed real estate agent on your side. Homebuying is a stressful time and it should also be a “fun” time. Enjoy your search.

Finding that right agent for you is so very important. You must be compatible. Your agent must be someone you like, someone you can confide in and someone you know you can trust will hold your hand through the entire transaction. There is a certain chemistry that must exist between all parties in order to make your first home purchase a comfortable and enjoyable journey. This real estate agent must be the person whom you would recommend to your family members. The buyers should know at the onset that this is the right person. If you feel there is any discomfort with the agent, find someone else. Like your agent and you will like your journey through your first home purchase.

Be certain that your agent is always there for you. You are the customer and you are important. However, remember to listen to your agent.

Listen to the suggestions. Realize your agent of choice knows what is happening in this very volatile marketplace. Don’t presume you know best.

Bigger is not always better. Price is not always the only motivating factor. Reach for the moon but be ready to expect less. Less is often more.

Keep in mind that there is not such thing as “the perfect house”. Be prepared to make certain compromises. First impression is usually the best impression. Don’t search for hundreds of homes….that’s simply too confusing. Have your criteria mapped out on day one. Let your real estate agent do the work…tell the agent what you want….then buy what you can afford.

Once you have made the decision to purchase your firs home, it is imperative that you meet with a bank or mortgage broker to enlist their services to qualify you. You will need to share all your financial information with them in order that they may present you with a “letter of approval”. This letter will contain your pre-approval notice with the amount of money you are able to finance. It is the most important step and must be done before previewing any properties. Sellers want to be assured that you are qualified to buy their property before they are willing to open their door to you.

For all you property virgins out there….remember, first to align yourself with a credible and compatible real estate agent then get qualified with your local banker or friendly mortgage broker.
